LEASING PROCESS
All applicants have 10 business days to complete the leasing process once an application has been submitted.
1. Complete the Rental Application and return to Auburn Realty with a copy of your Driver’s License (or Passport, if applicable).
a. Application may be obtained at the Auburn Realty office or on Auburn Realty’s website, www.auburnrealty.com located under the Rental Forms tab to the bottom left of the homepage.
2. An application fee of $32.00/person will be due before your application can be processed.
Getting Approved:
1. STUDENTS: Must show Student ID or Acceptance Letter.
a. With a Guarantor: A parent or guardian must complete a guarantor form and return to the Auburn Realty office. (A guarantor form may be obtained at the Auburn Realty office or on Auburn Realty’s website, www.auburnrealty.com located under the Rental Forms tab to the bottom left of the homepage.)
b. With a scholarship, grant, student loan, or trust fund: Applicant must show proof of funds.
2. NON-STUDENTS:
a. With Proof of Income: Applicant must show proof of income and provide contact information to verify employment.
b. With a Co-Signor: Co-signor must complete a Rental Application, show proof of income and provide contact information to verify employment. Co-Signor must also sign on the lease agreement with applicant.
***Proof of Income Requirement: Must be able to earn the monthly rent amount within one week. ***
Once Approved:
3. A Re-Key Fee of $35.00 will be due to ensure that you have new locks and keys at the time of move in.
4. A Security Deposit is required before a lease can be drawn up. (This will be the same amount as the monthly rent; however, the security deposit is not considered your first month’s rent.)
Note: The Application Fee, Re-Key Fee, and Security Deposit must be in separate payments. (Payments can be made by Check, Money Order, or Credit/Debit card using Auburn Realty’s Pay Online System.) Please be advised that if your fees are paid online and you fail to sign a lease agreement, a $150.00 holding fee will be withheld.
5. Once all steps are completed, a lease will be drawn up. An Auburn Realty Agent will assist you with signing the Lease Agreement. If you have any questions, please feel free to ask at anytime.
